Technical supervision: what is it and why is it needed?

This is construction supervision at all stages of project implementation, including quality, timing, cost, acceptance of work performed and commissioning of facilities.

Technical supervision monitors not only compliance with regulatory deadlines, but also checks the availability of permits, does not allow an artificial increase in the cost of the project, and also ensures that safety measures are observed during the construction process.

The company or specialist who will conduct technical supervision is determined by the customer of the future facility through procurement or by concluding a direct contract. What exactly does the technical supervision expert check?

During quality control, the technical supervision expert pays special attention to compliance with building codes and technologies, checks engineering networks, such as the sewerage system, electricity, water and heat supply, ventilation, etc. In addition, it checks the quality and correct installation of all technological equipment in the building. All this must fully comply with the design and estimate documentation of the facility.

Responsibilities

The technical supervision expert is obliged to keep a technical supervision log. It detects defects and violations, registers and controls their elimination. Monthly reports to the customer and GASK authorities on the progress of the project. Issues a conclusion on the quality of construction and installation works, thus confirming the readiness of the facility. Directly involved in the commissioning of the facility.

The technical supervision specialist, after completing the work together with the contractor, is responsible for the compliance of the finished facility with building codes and design and estimate documentation.
